We found IT!
Because we knew the exact area where we wanted to live, it made round 2 of house hunting a lot quicker. We only spent a few hours in the morning looking over a short list of about 8 houses. We rushed back to our second choice from our previous trip a few weeks ago. It's a new build that was just finished this month. We had our fingers crossed that it would still be available when we came down.
It must have been waiting on us. And we came just in time, because there were supposedly three other buyers coming to look at it that weekend. Looking back, we wonder why we didn't jump on this house the first time, but it was ultimately because it has small deck space. I wrote it off in comparison with the other house that we put an offer on, even though it also gave me that "wow, this is it" feeling when we first walked in. We referred to it as 1B since it was suuuuuch a close 2nd.
Our realtor was clutch in the decision to get this house. After the other house fell through, she remembered how much we loved everything about this house minus the deck. Soooo, she did some research and got a detailed quote from the deck contractor for what it would cost to expand it to the size we desired. The price was a lot less than I anticipated, so with that information and the fact that we both had the "wow" feeling again when we stepped inside, it was pretty much a done decision within minutes.
Whew! We laugh that this all is too good to be true since it's going smoothly this time. (Our McKinney house is moving right along too! Set for closing around July 23.)
This has everything on our checklist and more- a greenbelt to the side and beyond, 2 living areas, 4 bedrooms, an office, and an upgraded kitchen. It has tile throughout the downstairs and has plenty of upgrades. We love it.

After our realtor confirmed that we will be the only offer they accept, and it's basically a done deal, we went to Trudy's for lunch to celebrate!
Later that afternoon, we went to Jack Allen's for a few drinks, followed by Nutty Brown's Café for some live music and more celebrating!
We stayed at my parents house for the weekend, and since they were out of town, Dave & Cindy watched Nico. They took him down to the firehouse since he is all about firetrucks these days. He makes the cutest woo-woo firetruck sound.
We sure do miss him when we are away!
